The Barn House T is an ideal project for those who appreciate a thoughtful, intuitive functional layout. The comfortable space is arranged on the plan of two perpendicular barns. The layout of the two volumes effectively divides the interior space into public and private areas, with all rooms having access to the garden and recreational part of the plot. Additionally, the building layout provides privacy for the recreational area by “shielding” it from two sides, creating a cozy space accessible from the living room and every bedroom in the house. The building layout is easily modifiable, allowing for the extension or reduction of individual wings of the building.

Entering the building from the longer side, we find a large vestibule illuminated by a large glazing. The entrance doors are covered, and the canopy shelters most of the entrance area, allowing for easy movement between the house and the garage, even in unfavorable weather conditions. The garage is directly connected to the vestibule. Exiting the vestibule, we enter a corridor that leads to the day zone and contains stairs to the attic. The private zone is located in the side wing.

Along the corridor, there are a laundry room and a toilet. The day zone features a spacious kitchenette with a pantry, a dining area with lighting from two sides, and a cozy seating area with a fireplace or a stove.

The entire sleeping area is closed off with sliding doors for enhanced privacy. Two bedrooms have access to a spacious bathroom with both a bathtub and a comfortable shower. The master bedroom, located at the end of the corridor, has its own bathroom and a walk-in closet. All three bedrooms have large windows with the option of accessing the terrace.

The two-car garage includes storage space and an exit to the terrace. From the garage, you can also access the utility room.

The attic has a usable ceiling and offers ample design possibilities. Depending on changing needs, it can serve as an office, a playroom on the mezzanine, or a guest space. It can also be fully arranged for residential purposes.

The building’s elevations are executed in a classic style with red brick combined with dark sheet metal partially descending onto the facade. The building’s form is complemented by front canopies and a terrace roof on the garden side. There is an option to customize the materials to align with the local context or the investor’s individual preferences.

The building has a straightforward structural layout based on two rectangles and four main axes, a dual-pitched roof, and a reinforced concrete slab.

Due to its T-shaped floor plan, the building is suitable for virtually any plot in terms of urban planning. The ideal orientation is with the entrance from the north, east, or west. Modifying the garage entrance to the side is also a good option for plots with a southern entrance.
