You enter the house through a vestibule in the connecting section. This layout allows guests to be directed straight to the terrace without passing through the main living area. The connecting section links the main house structure with a spacious, double garage. The garage can be customized according to your needs – it can be converted into a single garage or a carport, depending on the requirements and the plot. From the connecting section, you enter directly into a large, high-ceilinged living area. This space includes a comfortable lounging area, a dining table, and a large kitchen with an island and pantry. A suggested location for stairs, in case the attic is adapted, is also provided near the kitchen. Under the stairs, there is a cloakroom/storage area, which can be expanded if the stairs are omitted. DESIGN CONSIDERATIONS::
BUILDING SHAPE:
This is simple single-story house designed in the modern barn style, rectangular in plan, covered with a symmetrical gable roof with a 35° pitch. An attached vestibule and a double garage are connected to the main body of the building on the side. This modular approach allows for phased construction, offering the flexibility to forgo the vestibule and garage entirely, or to convert the garage into a carport with a covered terrace in the garden area. Dividing the structure into three modules provides many possibilities to adjust the investment to the budget and needs. The barn is maintained in a uniform and minimalist style, with a striking large glass façade on the gable wall. This façade is divided into two sections, allowing the installation of external blinds on the lower part.
The building features a very simple structural layout based on four axes, a straightforward gable roof, and a wooden ceiling supported by prefabricated roof trusses, making the house easy and economical to build.
The facade uses natural shades, with light vertical wooden cladding combined with white plaster. There is the option to adjust the materials to reflect the local context or the investor’s personal preferences.
The base project is designed for plots with a rear façade view. Urbanistically, the building is best suited for a plot with an entrance from the north, but it can also fit plots with entrances from the west or east.
BUILDING STANDARDS AND CONSTRUCTION TECHNOLOGY
The building is designed to meet energy-saving standards in accordance with the 2021 technical conditions, featuring underfloor heating via an air heat pump and mechanical ventilation with heat recovery.
- MASONRY WALLS: Two-layer – aerated concrete block + graphite styrofoam, partition walls are silicate
- FACADE: Light wooden cladding, plaster, dark sheet metal
- CEILING: Wooden ceiling, bottom chord of roof trusses
- STAIRS: Prefabricated wooden stairs
- ROOF: Ceramic or concrete roof tiles
Additionally, the simple gable roof allows for the installation of photovoltaic panels on the southern and western slopes. The visualizations show 21 panels generating approximately 8 kW of power.

The optimal location is with the entrance from the northern side of the plot, but it will also work well with entrances from the eastern and western sides. Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.
The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.
