The Barn House Smart + is an expanded version of our bestseller, the Stodoła Smart. The project has been enlarged to include more space in the living room, bedrooms, garage, and covered terrace. Additionally, it features a timeless facade. The other advantages, such as simplicity, ergonomics, and large windows, remain unchanged.

Barn House Smart + is meticulously designed to be optimal for construction, highly ergonomic, and exceptionally energy-efficient. It was created to maximize functionality and square footage relative to construction costs. The home is ideal for a family of four (2+2), and with the option to adapt the attic, it can accommodate an even larger family or provide additional hobby space. It offers plenty of flexibility in terms of site placement and the option to forgo the garage or reduce it to one or 1.5 parking spaces.

Upon entering the house through the vestibule in the connector, guests are led directly to the terrace without passing through the main living area. The connector seamlessly integrates the main volume of the house with the spacious, two-car garage. BUILDING SHAPE:

The simple, single-story barn-style house, with a usable attic, is rectangular in shape and covered by a symmetrical, double-pitched roof with a 35° slope. A connector has been added to the main volume of the building on the side, serving as a vestibule, along with a two-car garage. This allows for a phased approach to the investment, completely eliminating the need for the connector and garage, or converting the garage into a shelter with a covered terrace in the garden area. Dividing the volume into three modules offers many possibilities for adjusting the investment to budget and needs. The barn maintains a uniform and minimalist style, with a large, glass facade on the gable wall breaking its simplicity. The facade is divided into two parts, allowing for the installation of facade blinds in the lower section.

The building has a very simple structural layout based on four axes, with a simple double-pitched roof and a wooden ceiling supported by wooden truss rafters, which can be prefabricated. This makes the house easy and economical to construct.

The building facade is modern, minimalist, and timeless, with a natural tone – natural red brick and dark plaster, along with elements made of metal. There is the possibility of adapting materials to reflect the local context or the individual preferences of the investor.

The base design of the project is tailored to plots with a view from the rear elevation. Urbanistically, the building fits best on a plot with access from the north, possibly from the west or east.


BUILDING STANDARD AND CONSTRUCTION TECHNOLOGY

The building is designed in an energy-efficient standard compliant with the 2021 Technical Conditions – underfloor heating via air source heat pump, mechanical ventilation with heat recovery.

The optimal location is with the entrance from the northern side of the plot, but it will also work very well with entrances from the eastern and western sides.
