FUNCTIONAL LAYOUT:

Stodoła L Compact + is an alternative version of our smallest Stodoła L variant. In a compact form, the building manages to accommodate a highly functional layout with several rooms. The house features a simple, clear functional arrangement with entry from the gable wall side. In the entrance area, there is a convenient vestibule connected through a utility room to a double garage. The entire layout is planned along one communication axis, ending in a large, spacious living room with extensive glazing providing a connection to the plot and the terrace. In the first part of the house, there is a room with a wardrobe. In the central part of the plan, there is a pantry and a bathroom. At the end of the building, there is an open kitchen connected to the dining area and the living room, with exposed stairs to the attic in this space. Above the relaxation area, the space is open to full height – up to the roof construction. The glass facade, opening up the view to the plot, is divided into two parts. This allows for the installation of facade blinds on the lower part. The extended roof over the upper part of the facade limits the penetration of sunlight and creates a canopy over the terrace. Enclosing the terrace also provides privacy in case of a short distance to the side boundaries of the plot and neighboring buildings and protects against the wind.

From the communication corridor, stairs (open to the living room) lead to the attic. The attic has 3 rooms and one bathroom. The room on the front side has a window in the gable wall of the building, while the bedroom at the other end of the corridor is illuminated by part of the glass facade. There is a roof window in the bathroom. There is the possibility of easily closing the void in the living room and obtaining a fourth room.

Functionally, it is possible to forego the garage structure, leaving only the building in its simple, compact form. The building can serve as a residence or be successfully used as a weekend retreat or rental property.

The alternative version of the smallest project from the Barn House L family. In this compact building, we managed to incorporate a highly functional layout. Small in size, yet lacking nothing! In the Barn House L Compact+ project, we meticulously placed all the necessary features down to the centimeter. The result is a home designed in such a way that its small dimensions pose no obstacle to comfortable use. Its simple form houses up to four bedrooms! A garage can be added to the residential building in such a way that entry into the apartment is possible through a vestibule. Our garage design accommodates two cars, but it’s extremely easy to convert it into a single-space garage or even completely forego it.

On the ground floor, you’ll find the master bedroom, a bathroom, a pantry, and a comfortable living room with a kitchenette. The open ceiling above the living area visually enlarges the space and creates a sense of spaciousness. Upstairs, three bedrooms share a common bathroom. Access to them is from the landing, which offers a great view of the living room and impressive glazing. However, if maximizing space is a priority, the void can be converted into another room instead!

STANDARD BUILDING AND CONSTRUCTION TECHNOLOGY

The building has been designed in an energy-efficient standard compliant with the 2021 Technical Conditions – underfloor heating via an air source heat pump, mechanical ventilation with heat recovery.

MASONRY WALLS: Two-layered – aerated concrete block + mineral wool, silicate partition walls
ELEVATION: White plaster, light wooden cladding, metal sheeting, dark plaster
CEILING: Monolithic reinforced concrete
STAIRS: Wooden or reinforced concrete system stairs
ROOF: Ceramic or concrete roof tiles

Additionally, the simple, gable roof allows for the installation of a photovoltaic system, with the potential for up to 34 panels on one roof plane, generating approximately 11 kW of power. The visualizations showcase 24 panels generating around 8 kW of power.

BUILDING SHAPE:

A compact, simple two-story building in the style of a modern barn, with a rectangular footprint, covered by a symmetrical gable roof with a 45° pitch. An attached garage structure with a flat roof has been added to the main building volume from the entrance side, which can be easily omitted structurally. The building is designed with a unified and minimalist aesthetic. A significant feature is the large, glass facade illuminating the living area with an extended roof on the rear gable wall side. The facade is divided into two parts, allowing for the installation of facade blinds on the lower portion. The extended roof over the upper part limits solar radiation penetration and forms a canopy over the terrace.

The building features a very simple structural layout based on three axes, a simple gable roof, and a concrete ceiling. This makes the construction process easy and cost-effective.

The modern facade is finished with white plaster, with light burnt wood accents. The burning technique helps protect the wood from external weather conditions. The building can also be executed in an “urban” version, with a white plaster finish. Materials can be adjusted to match the local context or the individual preferences of the investor.

The base design is tailored to plots with a view from the rear gable wall side. Various variants are presented below. Urbanistically, the building fits best on plots with entrances from the west, east, or north, positioning the longer side of the building towards the south, which is favorable for photovoltaic installation.

MINIMUM PLOT DIMENSIONS:

The building can be situated in several variants. The basic variant is at the entrance from the west and north sides (Variant 1). There is a possibility to eliminate the garage, obtaining a simple, minimalist form (Variant 2, possible to implement as changes to the basic variant). Variant 3 involves changing the location of the garage to the side wall of the building, dedicated to plots that are wide but relatively short. Depending on the size of the plot, there is also the possibility to forego the garage or relocate it to the side wall of the building in the project.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

We can only provide an estimated cost of building a house in Poland. Prices in a given region may vary due to market conditions. For more information, please contact a local specialist. Mirrored Plan

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
