HOUSE PLANS:

FUNCTIONAL LAYOUT:

BarnHouse Ergo is an ergonomic and functional building with a simple design featuring a gable roof, which makes it cost-effective to construct. The floor plan is based on a rectangle. The attic has a full height without slopes, allowing you to fully utilize every centimeter.

It has an optimal ratio of functionality, floor area, and construction cost. This house is perfect for a family of four.

The building follows a traditional layout. The ground floor is designed for public use, while the upper floor contains the private and sleeping areas with bedrooms. Upon entering the vestibule on the ground floor, there are elegant and lightweight stairs leading to the first floor. From there, you enter a spacious living room with a dining area and kitchen. At the end of the space, there is a large sliding glass wall that provides a connection to the garden and creates a beautiful visual effect. The ground floor also includes a bathroom, utility room, pantry, and an additional small room. The attic accommodates three rooms, including one with a walk-in closet, a large bathroom, and a laundry room. It is possible to successfully modify and allocate a private bathroom for the parents’ bedroom and another one for general use.

The terrace area is covered on two sides of the building. A lightweight garage shelter with two full walls has been designed adjacent to the building. It can be adapted into a garage with a direct connection to the main structure.

The terrace area is covered on two sides of the building. A lightweight garage shelter with two full walls has been designed adjacent to the building. It can be adapted into a garage with a direct connection to the main structure.

FORM:

A simple, two-story house in the style of a modern barn, with a rectangular floor plan and a symmetrical gable roof with a 35° slope angle. A garage shelter is attached to the main structure of the building on the side. This allows for a phased approach to the construction, with the option to completely forego the garage shelter or convert it into a garage. The building maintains a consistent and minimalist aesthetic. The garage shelter and the roof over the terrace give the building a modern look, and besides the visual aspect, they also have significant functional value. The flat roof above the large glass windows limits the penetration of sunlight, preventing the interior from overheating on hot days.

The building has a very simple structural layout based on two axes, with a straightforward gable roof supported by a truss system and a reinforced concrete floor. This makes the construction of the house easy and cost-effective.

The natural elevation of the building features vertical arrangements of light-colored wooden cladding. It is possible to customize the materials to match the local context or the investor’s individual preferences.

The basic design of the house is suitable for plots with a view from the rear facade. Urbanistically, the building fits best on a plot with entrances from the west or east, as well as the north.

BUILDING STANDARDS AND CONSTRUCTION TECHNOLOGY

The building has been designed according to energy-efficient standards in line with the 2021 Technical Conditions, featuring underfloor heating provided by an air-source heat pump and mechanical ventilation with heat recovery.

MASONRY WALLS: Double-layered – cellular concrete blocks + graphite polystyrene, partition walls made of silicate blocks.

FAÇADE: Light-colored wooden cladding, light-colored plaster.

FLOOR: Reinforced concrete.

STAIRS: Systemic wooden.

ROOF: Ceramic or concrete roof tiles.

Additionally, the simple gable roof allows for a seamless and aesthetically pleasing installation of a photovoltaic system (preferably on the south or east/west slope). The visualizations depict 26 panels generating approximately 10 kW of power.

MINIMUM PLOT DIMENSION:

Due to its compact shape, the building can be situated on a plot in several variations. The optimal placement is with the entrance from the northern side of the plot, but it will also work well with entrances from the eastern and western sides. In the project, there is also the possibility to forego the garage or relocate it, within the scope of changes to the basic design. The first option assumes the placement of the building with a garage and entrance from the shorter side, the second option includes a single-car garage, and options two and three assume the absence of a garage and a minimal plot size.

The drawing shows the minimum distances from the property boundary according to Polish building regulations. In your region, these distances may be different.

Mirrored Plan

Plots have different shapes and entrances from different sides. To make it easier for you to adapt our warehouse plan to your plot of land, we offer you a choice between two versions of the warehouse plan: the standard plan and the mirror plan.

The most important factor in choosing between the two is the direction of the world from which the entrance is located. This determines which version of the plan will fit the most for your plot.

In the ‘Plot’ section of the product page, we provide a detailed description of our recommended entrance location. Take a look at this information and choose the variant that best suits your plot.
